How it all began:
For many years, we had the desire to create something new on the site of the old garages, which had become outdated and too small. The view—previously enjoyed only by a few parked cars—was simply too beautiful to waste. After a long planning phase, we finally received the green light at the end of 2022 to start construction on six holiday apartments.

Based on ideas by Sabine Schmidmeier, the plans were realized by Laubender Architects from Bad Heilbrunn. The focus, of course, was the lake and the view, which all apartments are consistently oriented toward. Large windows and bright spaces, a modern and clean design were just as important as spacious balconies—perfect for lounging, dining, or even enjoying a sauna. A very special highlight: each balcony will be equipped with a small outdoor sauna. Naturally, with a lake view.

What it will become:
When the apartments are completed in early summer 2024, future guests can look forward to a truly special experience. Each unit will feature a fully equipped designer kitchen with an induction stove, oven, Nespresso machine, coffee maker, and dishwasher. The living room offers a dining table, a sofa that can be easily converted into an extra bed, and a large flat-screen TV for cozy movie nights.

The separate bedroom features a large double bed and (of course) a lake view. A spacious built-in wardrobe also includes a small integrated workspace—perfect for a “workation” setup. The bathroom is equipped with underfloor heating and a walk-in shower, and it offers direct access to the balcony, where your private sauna awaits.

Naturally, there will also be access to the lake, ideal for a refreshing swim or a relaxing dip in the summer.

Guests staying at the lake house can also enjoy the amenities of the neighboring “Grauer Bär” restaurant. Upon request, breakfast, lunch, or dinner can be arranged, as well as access to a small wellness area. All in all, pure relaxation and recreation.

Between October 26th and December 20th, our Seehaus Apartments can also be booked for a minimum of 3 (till 8th Nov.) or 2 nights.

Terms & Conditions

Minimum stay:
Low and shoulder season: from 5 nights
High season: from 7 nights

Cleaning:
For stays of 7 nights or more, the final cleaning fee of €55 is waived.
Mid-stay cleaning can be arranged upon request.
Fresh towels and bed linen are available at any time upon request.

Occupancy:
Standard occupancy is 2 persons.
All apartments feature a sofa bed in the living room that can be used as an additional bed (sleeping surface: 160 x 190 cm).

Pets:
Unfortunately, pets are not allowed in the Seehaus.

Deposit:
A deposit of 40% of the accommodation price is due within 10 days of booking.

Included:
The room rate includes freshly made beds, sauna towels and bathrobes, use of your private balcony or terrace sauna, direct lake access via the lake steps, Wi-Fi throughout the property, a complimentary bottle of mineral water in your room, 6 Nespresso capsules for the coffee machine, use of the wellness area in the main hotel building (sauna, infrared loungers, relaxation room, sunbathing lawn), rowing boat and city bike rental (subject to availability), parking, reception service, and a guest card with various discounts and a bus ticket.

We are also happy to offer our daily bread roll delivery service.

Unless otherwise stated, prices are per room and per night, including VAT, plus tourist tax. In case of VAT or tourist tax increases (not known at the time of booking), we reserve the right to adjust the room price accordingly.

Booking:
Stays until mid-May and again from mid-October can usually be booked online via our booking portal. For stays during the summer months or over Christmas/New Year’s, please contact us directly.

Cancellation policy:
Cancellations are free of charge up to 42 days before arrival.
From 41 to 28 days before arrival, 40% of the accommodation cost will be charged.
From 27 days before arrival, 80% will be charged.
We strongly recommend purchasing travel cancellation insurance (e.g. via Allianz >> link here).

Amenities:
The apartments are equipped with, among other things, a filter coffee machine, Nespresso machine, kettle, toaster, stove and oven, pots and pans, dishes and cutlery, a dishwasher with taps and dish soap, pepper, salt, and sugar, a safe, two satellite TVs, bathrobes and slippers, towels, and, of course, bed linen. The bathroom is equipped with shower gel and hand soap, a hairdryer, tissues, and toilet paper.

Access:
Access to the Seehaus is via an outdoor staircase. The house has three floors (lake level, raised ground floor, and 1st floor). Please understand that we cannot guarantee specific room numbers or floors. However, we are happy to take your requests.

Swimming:
There are direct steps leading down to the lake from the stairwell. Since Lake Kochel is rocky, we recommend wearing water shoes.

Sports equipment:
You can store and charge your bikes in our bike garage. You can store SUPs in the garden or in our boathouse. We ask that you do not bring sports equipment into your room (or onto the balcony).

Winter:
Annually, from around January 7th until the end of February, the Seehotel and restaurant are closed. During this period, you can still book a holiday apartment in the Seehaus at a special rate. Please note that during this time, no breakfast or bread roll service is offered, and the hotel wellness area and other services may be unavailable or limited. Your personal sauna on the balcony, of course, remains available.

100% green energy

At the Seehaus, we generate part of our electricity ourselves through our photovoltaic system. The remaining demand is sourced as CO₂-neutral, regional green electricity from Isar water, which is channeled through a 4 km-long tunnel to the Obernach power plant at Walchensee.
